Roofing help in Lealman

Lealman is an unincorporated community just south of Pinellas Park, between Pinellas Park, Kenneth City and St. Petersburg. Much of its housing is older single-family homes, many of them smaller block houses, along with manufactured homes and small commercial properties. Pinellas County has designated the area for community redevelopment, and reinvestment in older homes often starts with the roof.

Lealman homeowners can call the same line as Pinellas Park. We’ll connect you with an independent contractor from the network of local roofing contractors around Pinellas Park who also work in Lealman.

St. Petersburg address, county permit

One thing that’s easy to get wrong in Lealman: many properties have a St. Petersburg mailing address, but Lealman is unincorporated Pinellas County. That means the roofing permit and inspections go through Pinellas County, not the City of St. Petersburg. A contractor who regularly works in the area will know this. It’s still worth confirming in the contract that they’re pulling the permit from the county.

What to expect with older roofs

With older homes, the decking under the roof is the big unknown. It can’t be fully assessed until the old roofing comes off, so ask every contractor how they price decking replacement: per sheet, as an allowance, or included. Older homes may also need code upgrades during a re-roof. Getting these answers in writing up front is the best way to keep the final price close to the estimate.

If you’re buying or selling in Lealman, a roof inspection gives both sides a clear picture of the roof before closing.
